Serious buyers can only come into play if you have proven to be a "serious seller" and a "real seller".
Anything less than that is just a waste of your time and more importantly, ours.

How have you vetted the assets?
How are they titled?
Is the seller a commercial outfit ie Bank or private?
When you say direct.....what does direct mean?
How many transactions have you successfully closed with this "direct seller"
What time frame will be allowed to do DD?
Is there any JV opportunity or is this a cash deal?

I have been offered the Memphis package 6 times, they are all direct.??? Offering price from the seller is $162k, have seen it as high as $195k from the direct guys.

Sounds like you've learned lessons that could have been avoided by reading the Bulk forums here on the site; most folks out there in the Bulk space are full of it.

Save yourself the trouble and focus on doing real deals.

Which is EXACTLY why it is so important to already have the answers to the questions Chris gave BEFORE posting you are "direct" and have a bulk tape for sale.
Most of us here have been around the block a few hundred times and know better.
