Hi,
I am dealing directly with two buyer's reps who are local to me that are looking for NY bulk REOs. The buyers are RWA to purchase and will also provide all paperwork and POF for a legit source.
Here's what the buyers are looking for:
BUYER #1:
Order Acquisition Amount - $1.5M - $2M (wants to do this about every 6 weeks)
Purchase Price range - 47 to 52 cents on the dollar +3% fees
Geographical Location - Nassau County, NY - All areas in County EXCEPT 11575, 11520, 11550, 11003 ZIP
Type - Single Family, Multi-Family up to 4 units
Conditions - Ideally 0 to Light Rehab Levels; Property Values $300,000 to $450,000 (Current BPO)
Close of Escrow - Cash
Due Diligence Period - Not to Exceed 7 Business Days
I know personally/professionally the buyer's rep AND the buyer. They do a lot of short sales among other things. Individually they can get the short sales and other motivated seller's sales at 60 to 65 cents on the dollar in our local market, so they would like to do these bulk deals about every 6 weeks for a larger discount, making it less work/time/effort for both them and the seller.
BUYER #2:
Order Acquisition Amount - $1M - $10M (committed to do $5M if needed initially to meet any minimum requirements)
Purchase Price range - 60 cents on the dollar + 3% fees
Geographical Location - NYC Tri-state Area (NYC-5 Boroughs, Long Island, NY, and NY/NJ/CT within 50 miles of NYC)
Type - Single Family, Multi-Family, Commercial (any type), Condos
Conditions - Ideally 0 to Light Rehab Levels; Property Values $250,000 to $750,000 (Current BPO; could be higher for commercial properties)
Close of Escrow - Cash
Due Diligence Period - Negotiable/Reasonable
I know professionally the buyer's rep. He owns a local real estate company.
Both reps are easy to deal with and can put together or get any documents you need. They want to buy yesterday!
Please email me (address in my signature) if you are or have a true source that can close. If you are a paranoid intermediary that wants to control the deal even though you have no real power other than to be a road block, please do not contact me! I am totally transparent once initial buyer/seller introductions are made, and you will need to be too. All involved will sign NCND's and whatever else that's requested, but if you are not secure enough with your seller or rep to know they will not circumvent you, please don't waste my time.
