After a year of looking and giving up more than once, I have set myself up with a Asset Management Co Here local to me that is giving me Reos. They are available in all of So Cal. They will start with 1 Million the first time and up from there. I only want buyers no Brokers, I will not jack up the fees. The prices for Orange County Premium properties are going for around 80%. I must say I had a deal going with some buyers, worked with them for about three weeks got them several small packages to look at and next thing I know they had a partner contact the Seller behind my back tried to work with another Asset manager in the company ( there are only 5 ) and tried to screw me out of my fee. This will not happen again. Now I see why everyone is so secretive about their contacts. I want to work with honest people that truly want to buy properties.
The market here in So Cal is already been hit by 40-60% and we can pic them up for another 20-25% off. It is realistic pricing
and I still here from the greedy ones its to high. Prices are not going down, and when the banks start letting go of the inventory they are holding investors should be buying. There is plenty of money to be made. Look at the early 90's no one thought it would come back the way it did. Life is just a cycle everything repeats itself.
