Serious buyers ONLY please.

I am selling portfolios on behalf of the asset managers from Banks. These portfolios are not posted anywhere and will ONLY provide to the serious investors. These go VERY FAST. SAME DAY SOLD.

Procedures for obtaining any porfolios are as follows:
1) Serious investors MUST have fund in the FDIC bank NOT title company.
2) Fund must be verified by bank official
3) Bank statement alone is not good enough
4) Investor must provide official bank letter stating that the investor has the fund available to execute the transaction(s), provide bank info, along with bank officer signature and phone number.
5) Bank will review and call many times to verify funds
6) Once it is verified, bank will provide porfolio for 24 hours review
7) If the investor is interested in the porfolios, the investor must make a deposit of 10% the following day.
8) The investor has 5 days for DD.
9) After the DD period, the investor must close the porfolios within 48 hours or loose the deposit.
10) Bank selects their own title company for closing.

THERE IS NO DEVIATION FROM THE ABOVE PROCEDURES....

ALL of the portfolios need HARD POF- verifiable bank letterhead with signature and a dollar amount available - plus ALL of our agreements. NO more transactional funding, wet funding, day funding, simco funding or monopoly money.

We will need these docs signed AND witnessed for ALL buyers - We are now REQUIRING these procedures for every buyer BEFORE disclosing the seller or releasing ANY portfolio - no EXCEPTIONS.

Direct Buyers and Direct Seller Rep ONLY... No intermediate....

We do have serious buyers. They are following the procedures with no issues. They do not want their porfolios posted anywhere.

We sold last week a few porfolios to serious buyers. I can tell you as such, I have seen the same porfolios posted again on the distribution of bulk REOs to brokers with uplift pricing.

Which GURU"S webnair did you learn your trade from?

No one sells a few portfolio's. We currently have a deal in pipeline that is 9 Million UPB, that is being taken down in 3 traunches.

PS, the regional bank we are dealing with required none of the paperwork you require.........

Thank you for the comment. I do not do seminar or any webseminar. We are a company more than REOs.

I am asking for new buyers who want to work with this protocol. It is the buyer perrogative to work or not.

I NEVER state that I do not want new buyers. I always want buyers since we are getting more porfolios coming in. We do not hide or anything. There is nothing to hide. We are a company with 2 offices and growing.

As for product, why would you circulate a tape?

We have buyers that do not want circulating tapes. As soon as they even hear the tape, they decide NOT to buy.

We have buyers for NPN, REO, Casinos, hotels, Retails, etc..

I am direct and straightforward. There is no need to waste time if the buyer does not want to move forward. That is very simple.

Okay Alice,

You state you are "direct and straightforward", so then what does "plus ALL of our agreements." encompass, as stated in your 1st post? I'm guessing that is a fee agreement for some undisclosed outrageous amount of money that you expect a buyer to pay.

Don't you think that ought to be disclosed upfront? Do you expect a buyer to provide all his info upfront without knowing what your + dream # is?

You also state: "I am selling portfolios on behalf of the asset managers from Banks." Can you state here and now that you have that authority from the "Banks"? Or are you an intermediary too? Like the ones you shun in this statement of yours: "Direct Buyers and Direct Seller Rep ONLY... No intermediate....".

How can these sell "same day" if the buyer gets 24 hours to review and another 5 for DD?

What size are these "deals"? All buyers have different budgets?

What discount can one expect?

Where are these REO's located?

What is the condition?

Do you have BPO's?

Do you have lockbox access and/or photo's?

Do you think anyone is going to hand over the info to their millions without at least a little more "direct and straightforward" disclosure?

In your profile you state you are a "the direct seller mandate for an investment fund" A "mandate" requires a legal document providing for such authorization - do you have one?

Every state in the US requires a person selling real estate (other than their own) on "behalf" of another entity, to hold a real estate license (unless you are a licensed attorney) - what state are you licensed to sell real estate in?

And finally, if you can provide real answers to all of the questions "directly and straightforward" - I will hand you 2 private funds that will buy everything you have (no fee agreement required).

By you not answering any of Greg's questions really, just shows your "real" product. A shame really, as a few of us, have access to buyers like the ones Greg mentioned, who could buy on a constant basis, in any amount.

I am glad to hear that you have come across a few buyers that love to go off of little information. Glad it works for them.

99.9 percent of these tapes do not excist

FDIC markets loans through five loan sales advisors:

When FDIC has loans available for sale they will be assigned to one of the five loan sale advisors and the loans will be marketed on their respective websites. The loan sale advisors will provide approved bidders information on the loan pool(s) being offered for sale. Each advisor has the ability to offer both electronic due diligence on their website and hard copy due diligence. Each of their websites has an internet bid platform where bids on FDIC loan sales will be submitted.

If you are interested in participating in a loan sale offering, you are recommended to contact each of the loan sale advisors and request an account on their web site. Each advisor has their own requirements for granting access to their site. You are encouraged to make application so you will receive notice of any FDIC loan sale offering.
