It really depends on where you are at in the mix. I am one and my role for the most part is to screen deal as much as I can. If I bring buyers to the table I will make sure they are real and not just window shopping, I check on their names to see if they are known in this world. Cause trust me there are not too many players in this game. If you don't know them someone will in your circle. I should have said this 1st before I ever ever bring my buyers to table I make sure that the sellers are legit the best way I can. After the screening I get the paperwork need signed and to each source. After that I let the Buyer and Seller talk and wait to see if it going any further, hopefully to the closing table.
