Looking for NPN Investors. California only

Just as the subject says we are looking for NPN buyers. Notes range from 200k-10m for commercial. Also we have a few single family and mult-family pools from 13m-20m.(California Only) All NPN are direct from banks such as Well Fargo and Chase.

So far, not a single buyer, just buyers reps and "direct to the buyer". Typical for this kind of thread.

I stopped wasting my time with REO "tapes" a long time ago Lawrence, but I am an actual buyer and buy singles every month, not tapes. I have found this to be more effective, because I know I am dealing with a real seller and they can deliver the real product.

How can you provide me proof that you have closed 98% of your transcations and that you are the actually seller, that you provide actual real product? (This question and response is not intended to piss on your thread, but contrarily, actually get an answer to the question and hopefully provide you with better responses then you have received so far)

Let me first state reo tapes are not a waste of time if you have the right connection. Fannie does sale REO and we have been approve for sometime to get reo tapes in our zip codes.

Secondly why do we have 98% close rate because i waste most of my time meeting asset managers. Take them to lunch, drinks and getting to know them personally. That is why 90% of the time i don't need and NDA.

Do we have real product? The answer is yes why because we don't focus on finding buyers for product we focus on buying product for our company. For years we did the broker chain gang and it got us know were. Its nice to buy 1 or two NPA a month but that is far from our focus but I'm more then willing to help you or anyone on this forum.

I started this thread because i had a big list of NPA that is now gone thinking maybe someone would like to cherry pick a few.

as my previous post says, What kind of discount are you selling these at? just ballpark if it depends on the asset. I buy these in OH KY and IN. Do you have any there?

We don't really deal much out of state. But California price is around 55-71 cent on a dollar off current market value. If you buy bigger NPA tapes you will see the 35-40% on dollar for California 50mm or more.

Can you clarify your definition of 55-71 cents on the dollar? Is that all-in, meaning acquisition + rehab costs or just acquisition? To most, 60 cents on the dollar sounds like a steal, but a $180k acquisition with a $300k exit (60% of market value) and a rehab of $70k is rewally only an 83% of market deal.

Laurence - Also, your answers from my previous post - You seem defensive in your response. My post was not intended as an attack, rather, an inquiry to clarify.

Anybody can claim any %, since I (and possible most others) don't know you or your history, making unsubstantiated claims is not impressive, prove those numbers and you have a different story. Again, this is not meant as an attack, but an open suggestion. :D
