Can any one help me get big CA tapes. I have access to buyers that want to purchase these tapes $1B and up. They can hard proof with a real seller. I have ran into so many phony sellers claiming they have product and in the end they have nothing. Will the REAL SELlERS please contact me so we can close a deal!!!

The only way I can be protected on the deal would be if I was on the MFA. I am not the buyers rep therfore the buyer will not sign anything with me.

Billion Dollar Deals rarely get done, and only by major institutions. If all you dreamers want to be successful, you will need to forget the craziness of trying to win the "lottery" and work deals you have a realistic chance of completing. Maybe then at least one of you won't have the word "none" after "number of deals completed" on your profile!

Sure I was on a deal a company called REO Capital. they are a huge institution who have brought multiple tapes of this size. I am not going to tell you the seller for personal reasons. The closing was at Chicago Title in CA. There were 4 other IM's on the deal so you do the math on the commision. Its hard to be very specific because I do not want to give up sources. I know there are a lot of skeptical people and it is understanable but thats really not problem, .All i can say is this business is about making contacts and building relationships. And I have spent a year and a half just focusing on just that. There are very few people who can buy at this level and even fewer who can supply the product. So I suggest if you have any further questions that I can ansewer please email me below.

What seems to be the main problem with getting the deals done? I am very close to getting everything in place with the seller of any kind of instrument you can think of. Performing and non-performing notes, reo's for commercial and residential.

I am doing my research now so next week when I am ready to launch the product I will be even more prepared.

I will have access to any type of product anywhere in the country. Cherry pick them with 48 hours of due diligence. And they will be priced between 20% & 50% of value. These will be never before seen product.

Well the main problem I am running into is the dishonesty in this business. The people that claim they have product end up not having anything. In the past I have submitted all documents but when it was time for them to call the buyer to proof them up the buyer never got a call.

Then a few days later they claim that the tape is gone. Im no fool, they never had product in the first place.

Another problem Ive ran into is people shopping LOI's.

So now we ask to speak to sellers rep before we even give an LOI to verify product. If they say they will not do this than we know they are full of it.

So I am just looking for people who can get our buyers product.

Please let me know about the source after you complete your research. I have buyers for REO's and NPN's

I can't speak for Skyler, but I believe the sarcasm is due to the fact that 99% of the wheeling and dealing that happens in the "Bulk REO world" is complete nonsense.

I can speak from experience here as well. Phill Grove (the subject of several BP threads) and I TRIED to buy bulk REO packages for a long portion of time. We had some Dallas-based investors ready to fund the deals and chased everything for MONTHS only to find blind alleys, charlatans, quacks, idiots, etc. I am not claiming that everyone in the business is like that, but there are TONs of idiots running around wasting everyone's time.

I also chased deals like this with Dovedale Capital Ventures in Austin for the better part of a year and had a similar experience. Everything we did find that was somewhat real was X cents on the "dollar" made up by someone that obviously doesn't know how to value assets. Whose dollar the dollar valuation was based on was a big deal. It was generally some wild BPO that had no basis in reality.

In the real world the tapes were either too geographically dispersed to run an effective operation rehabbing them OR were worthless. That was my experience at least…maybe bigger players or others have had more success.

I can understand if people have a problem with some of the posts. I've experienced it as well. However, I will not revert to sarcasim just to put my two cents in. It would be different if he had something to contribute - but just posting what he did was uncalled for. Even constructive criticism is better than what he posted. You say that 99% is wheeling & dealing, so 1% is correct. And maybe I belong to that 1%. My point is, if you want to make a comment do it in a constructive manner and not just to belittle people that you don't even know.
