I have SoCal bulk buyers. I can proof them with $2-3M COH and $35M LOC from hedge fund. Nobody will sign NCND until they see the goods. They pay me. Let me know if you can work with this.

I just need to know what exactly you are needing to buy(property type, $ amount looking to spend, area of country, ect.) and a soft LOI, i send the LOI to my source and they put together the package together and take the tape down.
I will notify you when they have the package put together to you specifications and then I put you in contact with the seller on title. If this doesn't work for you just let me know and I can just let you know when product is available that you are looking for.

No one I work with will send anything to an intermediary, rep, mandate, etc. If you have an actual seller that can provide 10M-300M in CA and western states SFR please let me know and we'll close immediately.
If this is the product that magically raises from mid 50's to high 80's with each conference call, then we'll pass.

All i'm doing is getting the LOI and getting it to the "seller" for review. I just sign a fee agreement with the seller and step out of the way. This particular seller is not jacking up prices like that. That is definitley a good point of discussion though you can bring up with the seller.
I'm not trying to put a daisy chain type thing out there and I am building a relationship with this seller. I just help them find a "real" buyer and then I get out of the way totally.
