Even with a professional home inspoection, there can be hidden items uncovered once you start into some rehab projects.
I would change or add the list to include not budgeting for contingencies in your repair costs and/or underestimating repair costs.

Without knowing the entire story, all I can say is- "That Sucks!" What a horror story for this guy.
Personally- I would let everyone know who did the inspection.
