Dallas County foreclosure postings for the November auction are down from both this time last year and from last month’s surge in postings. With 1,925 postings filed on Dallas County homes for November, posting activity has dropped 7 percent from last month’s 2,072 postings and has declined 5 percent from the 2,018 postings filed for the same month last year.â€
· “It has been eleven months since residential postings in Dallas County have fallen more than just a fraction of a percent. The last time was in December of last year when home postings in the County fell almost 13 percent compared to the same time in 2006. For the auction in December of 2007, 1,760 postings were filed on Dallas County homes compared to 1,664 one year earlier.â€
· “So far this year, 20,929 postings have been filed on homes in Dallas County, which sets a new record high for the first eleven foreclosure auctions of the year and surpasses the 20,086 postings filed for all of last year. At this rate, I am anticipating that home postings in Dallas County will easily hit 22,500 by the end of this year. Glancing back to the year of 2000, just 7,030 homes were posted for foreclosure during that entire year in Dallas County.â€
TARRANT COUNTY:
· “Following last month’s rush of foreclosure postings on Tarrant County homes, foreclosure filings for the upcoming auction in November eased off just a little.â€
· “Although posting activity for November was down slightly from the previous month’s surge, postings filed within Tarrant County still reached above 1,300 postings. This marked the ninth time this year that home postings within the County have topped 1,200; and, in four of the last five months, postings have reached 1,300 or more.â€
· “For the upcoming foreclosure auctions in November, 1,348 postings have been filed on Tarrant homes due to delinquent mortgage payments or homeowner’s association fees. This is 7 percent higher than the 1,260 postings filed one year ago; however, it is 2 percent lower than last month when postings reached 1,380.â€
· “For the first time on record, more than 14,500 homes in the Tarrant County area have been posted for foreclosure during the first eleven foreclosure auctions of the year. With the deadline already passed for filing foreclosure notices for the November foreclosure auctions, 14,613 postings have been served on homes located in Tarrant County. By the close of this year, I expect that close to 15,500 homes will have been posted for foreclosure in Tarrant County during all of 2008. Last year, in 2007, 13,490 homes were posted for foreclosure; however, in 2000, just 4,385 homes were posted.â€
COLLIN COUNTY:
· “For the eighth time this year, monthly foreclosure postings in Collin County again exceed 500 with 551 notices filed for the upcoming auction on November 4th.â€
· “Collin County was the only one of the four counties within the D/FW Metro to see a rise in month-to-month posting activity for November. Compared to last month’s 484 postings, November filings climbed 14 percent and were up 12 percent in comparison to the 492 filed at this time last year.â€
· “For the first time on record, more than 5,700 homes in Collin County have been posted for foreclosure at the first eleven foreclosure auctions of the year. With the deadline already passed for filing foreclosure notices for the November foreclosure auctions, 5,715 foreclosure notices have been served on Collin homes. By the close of this year, I expect that foreclosure postings on Collin County homes will easily top 6,100. In all of 2007, 5,044 homes were posted for foreclosure; however, glancing back to 2000, just 919 homes were posted that year.â€
DENTON COUNTY:
· “Denton County foreclosure postings for the November auction are down from both this time last year and from last month’s surge in postings. With 445 postings filed on Denton County homes for November, posting activity has dropped 11 percent from last month’s 500 postings and has declined slightly, by one percent, from the 450 postings filed for the same month last year.â€
· “Although November’s home postings are down, they are still at the high end of this cycle. In nine of the last eleven months, home postings within the county have exceeded 400; and, in three of those months, postings have topped 500.â€
· “While the drop in November’s postings over the last year is slight at just one percent, it has been 14 months since Denton County saw its last decline in monthly posting activity. The last time was in September of 2007 when home postings in the County fell almost 19 percent compared to the same time in 2006. For the auction in September of 2007, 314 postings were filed on homes located in Denton County compared to 387 notices one year earlier.â€
· “So far this year, 5,020 postings have been filed on homes in Denton County, which sets a new record high for the first eleven foreclosure auctions of the year; and, races by the 4,254 home postings filed for all of last year. At this rate, I am anticipating that home postings in Denton County will easily hit 5,400 by the end of this year. Looking back to the year of 2000, just 851 Denton County homes were posted for foreclosure during that entire year.â€
