If you're doing a rehab on a property with a 6-figure margin, carpet makes a big difference.)-JM

I had to laugh at the bit about “And it might attract an unmarked van to swipe the lovely appliances.”

Although this might sound odd coming from me – carpet might not be the best way to add value to a rehab.

Unless there’s a problem with the carpet (think “brown 1970′s throw-back”, colors that clash with your new scheme, hideous shag-pile or just more dirt than a steam clean can solve), new carpet [or tiles] probably won’t add enough value to warrant the investment.

If you can avoid it, it might be best to just find a paint scheme that compliments the carpet, do a quick steam clean, and concentrate on other “low investment, high return” areas.

Otherwise you might find you’re over-capitalizing on the wrong things.

(The one exception… If you’re doing a rehab on a property with a 6-figure margin, carpet makes a big difference.)

-JM

By: Manny

I would definitely go with a nice tile type of floor. Carpets cost a lot less but in the long run you will be investing more on them. You don't have to clean the tile floors as ofter as carpets. If you can afford to get granite go for it.

I would definitely go with a nice tile type of floor. It is all about knowing your market. You need to meet or slightly exceed the area standard of houses for sale in order to have a good shot at making a profit.Nice job!

Connie, you hit the nail on the head once again. I think a lot of newbies miss the point of determining what goal they are trying to accomplish. What you do and the materials you use are different in rentals as compared to flips. Knowing what competing houses in the area have for a flip can help make sure you are getting the best return for an upgrade as you don't want to be the best house in the community since buyers won't pay for that privilage. And, knowing your rental market can help ensure you are upgrading for the biggest bang for your buck.Steven Boorstein Landlord Business Insider

Great points. It really gives it a new and not a worn out look. Makes it appealing to those out there looking for a rental. They would rather pay a little more to get something nice, than to save a little and live under a slum lord. Looks great.Rick Marnon, Brighton

I like the look of the new kitchen. It really gives it a new and not a worn out look. One of my favorite feelings is completing a difficult project in a fixer-upper house and savoring the satisfaction of making a run down house look good again.Carpet or tile? Sometimes it pays to go with vinyl.

Connie,

I agree with you that “the payoff” all makes it seem worthwhile. If you have the budget to go with a really nice tile I think it's a lot classier.

I would for sure go with the tile!
