		<description>Great points. I think a lot of newbies miss the point of determining what goal they are trying to accomplish. What you do and the materials you use are different in rentals as compared to flips. Knowing what competing houses in the area have for a flip can help make sure you are getting the best return for an upgrade as you don&#039;t want to be the best house in the community since buyers won&#039;t pay for that privilage. And, knowing your rental market can help ensure you are upgrading for the biggest bang for your buck.

   also consider what you want allowed in your building. (children, pets, ect.)
   These are decisions that need to be made in the planning stages of getting  a house ready to sell or rent.
   Example: take care not to install carpet if allowing pets! (it would be an exercise in futility)
   when allowing children, it can pay (in the long run) to check out the new anti grafitti paints (Most of these can be washed, and will not allow the writing on the walls to bleed through).
