I started collecting silver eagles when they first came out. The price of silver is rising daily and if you are not collecting now, you will wish you had been.

Well, the title of the article had my interest peaked. One great idea is to develop a newsletter via email over time. If you can get 500-1000 people on your list you know that many of them will buy or sell at some point within 5 years. Keep your name in front of as many as you can. One successful agent targets an area of about 1000 homes. He hits the homes every 3-4 weeks with a newsletter. My neighbor posted with him because of it.

There will be some bargains around as there are many people who need to sell urgently. But many have be burned by this crisis.

Very timely article! I agree, as you mention, that the ground is shifting and there will have to be more reliance on seller financing. And there will be have to be lots of good old-fashioned negociation back and forth between buyer and seller so that deals can be adapted to meet the present tight credit market.
