Took me almost 2 years to have the courage to pull the trigger. Got a great deal...so I thought. Bought the home at 65% ARV. Good deal right? I underestimated the repairs. Long story short, instead of making around $40,000 like I originally planned, I will make about $15,000. Still not bad, but the experience is the biggest pay day.</description>

I also agree that real estate investing should be done in steps. Start small and work your way up. It&#039;s not a race, it&#039;s a business that is built one property at a time.
