The one thing that I hope EVERYBODY takes away from it is your comment on BUYING IT RIGHT!!! You can make money in real estate in ANY market...as long as you buy it right.Too many people are buying at 70% ARV and then after repairs, carrying costs, etc..they just have to dump it.
