		<description>Good article and you hit on valid points.  Think you neglected two things.  One you have to do the math.  See my blog for a couple of articles on ROI, CAP rates and cash on cash returns.  Two you have to analyze vacancy rates overall, vacancy rates in the area you intend to invest in, new apartment construction, shadow market competition (very important if you're buying an apartment in this market when lots of single family homes are competing for the renters dollar) and absorption.</description>

Isn't that the problem with the Bubble Market? People who were buying with an eye to "future appreciation". I should think that condition would be the biggest concern for cost of ownership and maintenance. 

Don't buy "investment" property looking to cash in later with a rise in property value. You may very well not get it, especially within the next 10 years.  Buy it for immediate cash flow, or don't buy.</description>
