There are markets where the flood of foreclosed SFR properties has driven up apartment vacancies. Here&#039;s an article:

Your P&amp;L Statement doesn&#039;t care what your rent is ...  if your vacancy rate bumps up. AND you will have to lower rents in these markets to keep your units full with SFR properties in competition for your renters.

So apartments are a good option in certain selected markets - and look at the areas where SFR has not suffered the severe collapse we have seen in Vegas and S. Florida, etc.

		<description>He&#039;s right.  Plus with commercial properties, they lend against the property not against your own personal credit.  As long as the deal makes sense, they will do it and your own credit is basically irrelevant.</description>

It is no different then finding good residential properties to invest in.  With the high foreclosure rates, every investor is chasing after the same deals.  All the gurus are teaching how to do short-sales.  The real opportunity lies in commercial real estate and I like apartments.  There are several gurus teaching commercial real estate investing.  When you look at the bottom line, you will spend the same time chasing a foreclosure or short-sale deal as you will finding and negotiating an apartment deal.  The numbers are a little larger, but the payoff can also be much higher.  You are also dealing with economies of scale.  You can have someone else manage the property, and you can have vacancies and you will still get a cash flow.  I have done residential real estate investing in the past and now I wouldn&#039;t go back.  Commercial real estate is the way to go.</description>
