If you get a moment check out my website with market reports and info. I do agree with you, that smart investors will always have the greatest opportunity when markets are low. My market in jackson Hole has continued to be one of the strongest reale state markets in the US. Thoiugh there are signs of weakness in some specific areas. It has become harder for people (even with good credit) to get financing. The high-end properties continue to sell and are still holding steady
I appreciate your post.
Take Care,
Rick

Glen is right, and it makes options 2 and 3 very difficult to go for. We've had willing buyers who have abandoned the idea of investing simply because they were unable to get finance at any reasonable LTV or interest rate. Option 1 is restricted by the hyper-low valuations that appraisers are using, but maybe things will have eased up by the time the "cherries" appear early next year.

We're currently looking at alternative ways to sell and/or finance a sale - if we find a magic bullet, we may get back here with some details!

It's at an interesting time in the market. Property investors that are serious about creating wealth make their money when they buy, which in essense means that it doesn't matter where the market goes in the future, up or down is irrelevant, they made their money when the bought.

Speculators investing in real estate property.... well that is a whole different story.

The bubble that burst was credit! The problem is liquidity!
The cmo (collaterlized mortgage obligation) markets are not functioning.
CMOs are not being created, bought or sold as they shoud be.
No credit market, no credit. No credit, no buying or selling of real estate.
