Another option is to do a lease option on your home. If you know you can't afford to stay in your home, start marketing it for a lease-option. There are buyers out there looking to buy homes. Banks aren't really lending so these people are having a hard time finding homes they can purchase. There are buyers out there with bad credit, perhaps because they lost their job and then couldn't pay their bills since they couldn't find employment. That is a sign of the times right now. Banks won't finance them. What do you have to lose if you can get more than your payment to the bank and cash upfront so you can rent a place to live? This solution won't work for everyone but should be considered when looking at options. In my opinion, we are a nation caught in a catch 22 right now. Banks don't want to lend money so houses can't sell and people can't downsize. This perpetuates bad credit from people who are normally very good at paying their bills. If it takes 7 years for a bankruptcy to clear off a credit report, those buyers are out of the market for a long time and the housing market will suffer. The homebuyers suffer too if they want to buy a house and can't. I don't know how long it takes for a foreclosure to come off a credit report. By the time foreclosures that turn into bankruptcies slow down, it could be another 7 years before banks are willing to lend to these buyers. This perpetuates our ailing economy. If banks don't want to participate in turning our economy around, we need to create our own liquid market. In my opinion, lease-options are a way to do that.

We need more education about how people can avoid foreclosure.
