I would make 1 person responsible and stipulate the name of the occupants. If the rent is not paid or they violate the rules of my contract, out they go. The responsible party on the contract is completely responsible for the rent whether he pays it all himself or his roommates contribute. I wouldn’t even bother with all of this.
