		<description>Very creative marketing, Jason! One question I&#039;d have as a homeowner is about where you say you&#039;ll make an offer within 24 hours. If you&#039;re sending this to a lot of people, you can&#039;t make an offer to all of them within 24 hours---at least not if you&#039;re wanting a property as a primary residence.

Is your angle that the customer doesn&#039;t know you&#039;re sending it to a lot of people? Because the format seems obvious that it&#039;s a mass mailing... just my initial thoughts.

		<description>The letter is being sent to absentee owners and is directed at owners of rental properties.  Therefore, your audience is investors, successful or not.  

I think we will all be interested in the results of the mailing.  Let us know if it generates a lot of leads and if you find that close-in dream home.</description>

		<description>Alright. Good comments, however you&#039;re thinking in the wrong mindset. One of my early mentors always told me to remember that &quot;I am not my customer&quot;. Right now, you&#039;re thinking like an investor and not a motivated homeowner. 
   I get mail all the time from investors who want to do sub-2 and lease options with my properties. Would I ever do that? No way, because I&#039;m an investor. But, I do sub-2&#039;s all the time with homeowners. 
   Also, today I met with a homeowner about a property. Told him I was an investor, showed him all my testimonials and explained that I would be using it as a primary residence. He told me that he was actually even more happy that I wanted to live there because he felt confident I would take care of the place (I pitched a lease option to him). 
   Anyway, remember to always put yourself in the position of the motivated homeowner when creating a mailing piece and not thinking like an invesor.</description>

Occasionally I will look at one that looks especially creative, but generally they just go in the recycling bin.  I think most investors know they will get a better price selling the old fashioned way than by dealing with an unsolicited investor offer.

For some reason, this piece comes across as dishonest, which it is NOT.  I think a lot of people will think you are not telling the truth about occupying the house and you are just trying to play on their emotions.

Finally, I would change the statement from &quot;if you are not 100 percent comfortable....then I don&#039;t want to work with you&quot; to &quot;...then I don&#039;t want you to work with me.&quot;  It sounds more friendly and solicitous than the original statement.

That&#039;s just my $0.02 as an absentee investor.  You do this everyday, so you know better whether this piece will produce the desired result.  Good luck with the move!</description>
