The value of the "chattel" can be written off over 5 years, with 52% of it in the first two years alone. Lots of investors don't know about this, but tax savings are usually $500 to $1500 a year for 5 years after the appraisal is performed. It's a great way to get money back to reinvest, to improve cash flow, or to offset gains if you have a decent cash flowing income property.
