Great post that reinforces the top points that real estate investors should consider. Much of this applies to not only apartment buildings and multi-family dwellings, but for the single-family home or condo investor as well.

location has a big impact on your business or market.... people will always put that in mind if your apartment location is within the reach of major city services: groceries, hospitals, schools, etc.... its really a big factor.. consider it always

Tenant screening plays a vital role in the success of apartment, rentals, or multi family dwellings. Though the approach sometimes is to move someone in the property as fast as possible, taking time to correctly screen your potential tenants often achieves the best results. It is much more easier and cost effective to get it right the first time than to have to deal with the eviction process. I am just now getting interested in this market and greatly appreciate your post! I would like to point out to everyone out there though a great resource that has helped me gain confidence: "The Pizza Delivery Millionaire" written by Rick Vazquez has been awesome and easy to understand. I found it on Amazon but later found out he also sells the book and CD on his site. I hope everyone out there has a chance to read it!!
