		<description>Well done informative but I have to say not all markets are distressed.  In our market, in Madison, Wisconsin, home of U of W, State Government and County seat as well as heavy Biotech distressed is not a apt description. A bit sluggish but steady with still nice CAP investments.  The old adage, &quot;location location location&quot; Investors need to look beyond their own backyards. Thanks and keep informing</description>

		<description>There are a lot more distressed owners out there right now than truely distressed properties. Just like lots of residential owners can be in distress ... even though the house is quite nice ... many Commercial Owners need to sell and yet their properties don&#039;t need much of a tune up to cash flow nicely. 

Add to this the notching down of sales prices and you can actually reset the profit meter on many Commercial Projects when you buy them at the discounted prices we will see in late 2009.

Just waiting for the credit markets to loosen a little.

This course focuses one investing strategy on working specifically with these &quot;distressed&quot; properties, fixing the management and/or marketing issues and cashing in with a number of exit strategies.
