The best way to work with them is to make sure you make your money on the way in. In other words to do your research. You have to ensure that the property that your buying is way below market value before even considering asking for the loan.

Hard money lenders are definately a great way to go but you have to watch out for those interest rates and pre pay penalties. When you are starting out it is a numbers game. You want to get as many potential investors salivating over your tremendous opportunity then meet face to face, do a webinar of some kind or present to a group. Make sure you are following SEC rules. A few places to start are family, friends, colleagues and anyone who knows and TRUSTS you. Remember you are not asking them for a loan, you are offering them a tremendous opportunity to earn a great return on their money. Get referrals too. Do internet searches, try your REI club and any real estate professional or investor you can get your opportunity in front of. Trying 3 people is not the answer, but that is what most people do then give up. Best of luck Steve, let me know how it goes.

Thanks Steve,
To answer your question I guess I should ask Where shouldn’t you start the search for private money?
