@Josh, Thanks for commenting. I agree with you that agents or investors do not door knock because it’s easier to advertise online.

The best thing is to just get out there and talk to the neighbors. Finding out what they do for a living and seeing how one can help them or someone they know. Chances are they know someone that is in trouble and can use ones help. A referral from a neighbor is a great edge you just can’t buy.

I’m actually puzzled by the lack of door-knocking agents in my area, but I think we can attribute that to the internet. It is much easier to “market” online than it is to get out there and stroll the neighborhood.

I think you’re right, Winston. Being the guy on the ground gives you a HUGE advantage over others who are farming the same neighborhood, be it agent, investor, etc.; and you get all the health perks that come with walking around!
