One Marketing Question That Can Give You Bigger Pockets Every Time!

BiggerPockets QuestionWhen I first got started in real estate, out of all things that could be important, there was one thing that stood out the most . . . Having a website!

Now, I’m not saying you have to have a website in order to be successful in real estate, however I’m sure you see how powerful a website can be, if used correctly. Just look at this website!

Anyway, in spite of all the buttons, features, images and whatever else that makes a website look pretty, there is one portion of a website that you should be most concerned with. If you don’t have it, then you need to get one fast!

I only care about one portion of my website (on the backend) and that is my Lead Questionnaire Form. Basically this form asks questions that allow me to qualify/disqualify leads based on the type of investing strategy I use, as well as their motivation and their ability to do a deal.

With that said, there is one question that I feel is absolutely crucial to ask on your questionnaire. Not asking this question can cause you to leave alot of money on the table. One simple question that can keep bringing the money over and over again.

Here it is:

How Did You Hear About Us?

See how simple that question is. This is a ” Must Ask’ question that a lot of questionnaires don’t ask and they’re simply leaving money on the table.

This is an important question because it allows you to see what portion of your marketing is more effective/profitable than the other.

Think about all the types of places that you advertise your business and make a list-

  • BiggerPockets.com
  • Craigslist.com
  • Backpage.com
  • Google
  • Yahoo
  • Youtube
  • Facebook
  • Myspace
  • Newspaper
  • Flyer
  • Radio
  • Door Hanger
  • Post Card
  • Business Card

Once you have your list, then you can ask this question on your website and tell the visitor to “Check All That Apply”.

This will tell you where your real estate leads are coming from and where you should begin focusing your time, effort, and money.

Are you guaranteed more leads from the highest referring method? No!

However, your chances are much higher and much safer. True numbers don’t lie!

It’s kind of like Split Testing in a way. Let the results guide you to success!

It’s the simple things that we sometimes forget about. Knowing the source of your leads is extremely important if you want to make sure you’re spending your marketing dollars in the right place.
