I have properties that are... <i>less</i> 'Blue-Chip' than others. Those properties cash flow wonderfully - when they are rented. The turnover is much higher for them.My Blue-Chip investments? Well, they are doing quite nicely, thank you. They stay full and deliver a lower cash flow (positive, mind you), but the potential for appreciation is there and my tenants are more desirable.It depends on your investment goals (higher cash-flow vs. appreciation potential), but the Blue-Chip investments are definitely less of a burden on my time - which is my most valuable asset.
