What was the best advice you received in 2012?
I know most of the great real estate investing advice I’ve received over the past year has come from BiggerPockets. Every week on the BiggerPockets Blog, there are dozens of great posts that help in nearly every aspect of my real estate investing. The BiggerPockets Forums have answered many questions for me and given me the ability to help chime in when I have an idea or an answer plus it has been a great source of knowledge and networking with seasoned, new and upcoming real estate investors.
Obviously, I can’t mention every great blog post, forum thread, or piece of content from 2012 – but I want to spend a couple minutes highlighting a few of the best from BiggerPockets in 2012. This list is, by no means, exhaustive, but is a based on the number of comments, views, follow-up threads, and other distinguishing characteristics. This blog post looked at a situation that I was faced with: a property with excellent numbers but in a marginally difficult area. Ultimately, I ended up not pursuing it – mostly due to the great advice I received when posting the question “should I buy a rental property with great cashflow in a Bad location.” With over 100 comments, this post was the top commented on post of 2012.

How much spin does the media put on real estate investors? This was the subject of a forum thread started by BiggerPockets CEO and Founder Josh Dorkin concerning a CNN Video about flipping. That question became a hot topic, with more than 70 post replies being added in response.
Will Barnard started this forum thread in May to discuss a deal he had just gotten under contract to fix-and-flip a property with expectations to make a seven figures profit on. Yes – that’s over a million dollars in profit. This property is currently on the market to sell – and I’m excited to see the end result. Check out the before & after video here.
