Assisted a couple of the "big boys" in buy/sell w/minimal developmemt in a rural area of SC from 2007-2011. Earned 3 lots: one I put a tenant/option on, one has an issue I am working on, and the third just hanging out in case I want to come back to it. Love the field. Love the deal.
I am thinking tax certs may be the way for me right now. Indianapolis has my initial interest. I love the land, but there is not much around my current location, and I am very interested in winning the land from time to time. After tax certs, perhaps notes. Eventually I will get back to the rural area and play in the fields some more.
