I have owned Loan Solution Inc. a hard money company since 1993. We fund commercial and residential income property loans. Simple process and speedy yes or no answer. Purchase or cash out. Flip or hold.
I also invest in Trust Deeds from my IRA.

Prior to that I sold Real Estate in the 80's and had a banking background.
