Wholesale residential properties once repaired you can either:
* buy/hold..rent and cash flow
* Rehabbers..Market to first time homeowners who can take advantage of the 8k tax credit as well as other programs.
* Can refer you to money programs if you are lacking funds. If the deal is Great, believe me there is money out there!
I sometimes have commercial properties available and always interested in Joint Venturing with other investors to get deals done!
I've wholesaled 3 properties, all of which were SFR's.
I plan on building my rental portfolio, flipping some properties and continue to wholesale. I will be doing my first mini rehab this year that I will either filp or rent depending on the situation. I am going to be extremely aggressive, but not take on moire than I can handle. I see a very productive and lucrative year ahead!
