My name is Dominic Cayme. I am a real estate investor who has a team that has been working in the area of short sales for the past 4 years. Together, we have successfully negotiated over 3,000 short sales. We have negotiated low end (10K to 100K) homes, middle class homes (100K to 350K) and even high end homes (350K+). We have negotiated everything from single family, multi family (duplex, triplex, quadplex) and we are even currently negotiating some resorts (12-25 rooms each) around the country. We have negotiated commercial property, and even vacant land. We have successfully worked with close to 200 different lenders, on every conceivable type of loan, and even a few hard money loans. We have seen properties with as many as 13 loans against them, and have been able to settle each loan.
My main partner, Brian, was learning to negotiate short sales before most people knew what a short sale was. He spent two years interning, for free, under a man who has been doing short sales since the late 70’s. This man has closed well over 10K homes through the short sale process. We would like to believe he taught Brian every conceivable angle, strategy and hardship to convince a lender to accept a short pay on the existing loan(s).
We currently have over 1500 homes in our pipeline that are in active negotiations. Of our 3,000+ homeowners we have worked with we have lost to foreclosure sale, back to the lender, less than 8%. The majority of the homes we have lost have been due to no one’s fault, it was either the homeowner waited too long to take action, or the bank just did not want to work out the final numbers. We are able to facilitate so many homes, due to the fact that we have been able to put a team of people in place to assist us in the process. My team is currently making approximately 40-60 offers to purchase per week. My team is highly motivated and productive.
