I focus primarily on multi-family properties in the current market that need substancial renovation. Allowing me to achieve windfall profits. 50%-100% ROI. In the current market I will only acquire the property if it can generate at least $1,000 cashflow after expenses and DS and have a minimum of 100k equity on a typical 3 family house. In the latter market I made money rehabbing then selling.It was a very speculative market towards the end. At age 34 this is my first buyers market and gives me the chance to actually use my skillset of evaluating properties because all the speculators are gone.

In the time to come I will start a developement company and use my investment company and contracting company as offshoots and will primarily focus on developing my own projects from start to finish. I will provide the fuel needed to drive my developement company in the near future with assets acquired now.
