I'm just getting my feet wet in real estate investing. I've went to a few seminars, read some books, and done lots of research on the web.
My biggest hurdle is getting over the fear of the first deal. I'd like to talk to others that have been in my shoes for a little helpful guidance.

Experience

Just received my RE license Jan 2009. Ready to get started. I'm sure the market wont stay like this forever.

Kevin, I found that learning is quite enjoyable. I read at least a book a week, and I own every course you can think of. The difference for me between learning and doing, is that doing builds confidence. I made some very foolish mistakes when I started, so feel free to ask any questions. Good luck -Dan
