As a young investor, I owned a two family property and a four family propertyin upstate NY that I bought during the Carter administration when mortgage rates were 13%. I sold both in 1983 when the interest rates were dropping and rolled the profits into my present home.
I gained a great deal of experience on landlording and rehabbing.
Short term goal- purchase a 2-4 unit in my area which will be rented as furnished apartments to temporary locums tenen hospital employees. I have access to this population and know that there will be an ongoing demand for these units, which command relatively high rents compared to the area. It is a shallow market, but one where I am well connected
Long term goal- Over the next two years, I seek to become an investor in commercial properties. I have been negotiating on a few properties of 50+ units where owners have been motivated and financing seemed possible, but I developed cold feet when it came time to sign the offer sheet. I think I will benefit from having this forum to seek advice and perhaps join with other investors if it is mutually beneficial
