I am interested in buying commercial income properties, with good NOI and Cap rates going in, that are free and clear, and the seller does not need a lot of cash at closing. They are willing to carry-back at least 50% of the deal. I use hard money lenders for the first 50%. Minimum equity spread from sales price to after improved value equity needs to be at least $2 million.

We are seeking Class A, commercial real estate,income property types:
Self-storage, Senior-living, and Mobile Homes, plus marinas and other good NOI and cap rate. Will buy land if it is next to ingress and egress on an interstate.
