Commercial prospecting for now to learn the business and make a few bucks, eventually working into buy and hold for cash flow and retirement.
I am currently prospecting for a few hedge funds who are on buying sprees. If you have any of the following types of properties, I'd love to hear from you.
Our hospitality fund is currently seeking high-end/ boutique flagship hotels with 35 or more rooms or resort properties,
We are currently looking for A or B class multi-family properties, 100 or more units, 50% or less vacancy, purchase price 5 million +, minimum cap of 10% or higher, No warzones, nice neiborhoods only, Will consider some C props if good enough value play.
We're also buying as much retail space as we can find, We're looking for properties with 20,000 sqft or more of space, vacancy no less than 75%, 4 million + purchase price with a cap rate of 8% or higher.
Our office fund is currently only interested in fairly large A properties, 50,000 + sqft, no more than 50% vacant, cap of 8% or greater, purchase price 10 million or more.
With all the above types of properties we're especially intersted in REOs ( all kinds not just bank REOs) and off-market or unlisted properties. As I said earlier, we'll also take a look at 1st position NPN,s with an eye to eventually acquire the asset or some other particurlarly good deal, but generally speaking, we're looking for brick and morter, not paper.
