• SOLD - 419 properties available for $3.5 million ($8,353 per property). Estimated FMV value is $42 million. Super wholesaler will earn a profit of $314,250 when resold in 30-90 days.

Two ways to participate:
Super Wholesaler (Buy & Sell):
These investors use $1 million cash to purchase directly from banks the complete packages we already have set up. The money is backed by the deeds placed into a trust. The super wholesaler agrees to resell the complete package to a primary investor with a fixed profit of $750 per home.
Within 30 to 60 days of closing with the super wholesaler, we resell the entire package (approximately 100 properties) to a primary investor. At this closing, the super wholesaler would receive their original investment of $1 million plus $75,000 (100 homes x $750).
Using the 100 property package example, the super wholesaler would receive an annualized return of 80% - 120%. This allows the super wholesaler to create cash flow, earn a healthy return on their investment with minimal risk, and avoid long-term holds on properties.
Primary Investor (Buy & Flip):
These investors purchase the complete package directly from the super wholesaler. Primary investor pays for all associated costs of a normal transaction (insurance, back taxes, title work and any other fees involved). The average property price in this package will be approximately $15,000 per property.
Primary investor exit strategies:
1) Use our complete turnkey sales system to sell all individual properties in the package. We order title, inspect each property with inspection reports, clean up the yards, place a lockbox on the property, and place a for sale sign on the yard. Retail buyers call our local number tied in to our national call center. We handle all inquiries. You simply establish your firm price and sign the closing docs.
2) Sell at FMV with owner financing (through a land trust) to people who can pay the same monthly payment for a mortgage as they currently do for a rental property.
3) Sell retail at 80%-90% FMV directly to buyers.
4) Mark up the price per property and partner with local investors to sell at wholesale prices.
5) Rent and hold long term.
