I bought my first rental property in 2002. At the time I was self employed and I was looking for a way to create some income so that if I couldn't work I could still pay my bills. I only intended to pick up a few units but I got addicted to the cash flow and the deals... About 5 years after I bought my first one I was making enough to give up my Computer Training business and jump into this full time. Now, 90 units later, with dozens of rehabs and wholesale deals under my belt I can't imagine having to work a regular job again.
I started as a buy and hold investor. That is still my primary source of income. I have also done dozens and dozens and dozens of wholesale deals and have rehabbed dozens of units.
I have met my goals. I don't have to work for anyone else. My retirement is taken care of. My son's college tuition is taked care of. I have the time to do the things that I want to do when I want to do them.
I am not really looking for anything at the moment. I don't have to. If you network with enough good people then the deals will come to you.
