Bought my first property back in 2003. Held for rental income and sold 2 years later for a small profit. Most recently bought a multifamily property with private financing and holding for cash-flow.
Looking to buy at least 6 properties in 2011, if not more. Looking to buy and hold for cash-flow now, then sell in 3-5 years when the market starts to turn up again for larger profits.
Single family properties under 40k purchase price. Minimum CAP rate of 15-18%. Multi family properties ( minimum 3- units) that I can buy and hold for cash-flow now. Normally looking for properties at 50-70% discount.
