John Corey
Real Estate Investor
In my own words...
Degree in computer science with a number of years working for both manufactures of technology and end user companies (telco, banks, insurance). Most recently my technology career has focused on investment banks and other firms in the banking sector.
I stated investing after reading a book, taking a 2 day seminar and then buying a house 'Nothing Down' the following day. That was in CA and it was in 1983 so some time ago. I have been an active investor ever since.
I enjoy offering advice to others. It is a great way to give back and it helps me stay in touch with what is going on in the marketplace. RE investors are general rather generous with their time and I have certainly benefited from the advice over the years. Call it pay back time for me besides a fun way to meet new people who are making it happen.
Tip: ---> Colleagues have access to my contact details. Once we are a colleague, contact me at any time if you need another opinion. If I do not respond try reaching me another way as I sometimes get busy and fail to keep up with my messages.
Real Estate Experience
Multiple states in the US and multiple countries. Current portfolio is focused on US and the UK. The US being the better opportunity given present trends.
I started investing in 1983. My focus is residential, normally 1-4 unit stick built homes. I buy off-plan (pre-construction condos) and I buy older homes. Each deal needs to make sense but what that means varies based on the exit strategies planned per property.
I rarely manage direction any of my rentals as I have proven that I make more money finding good deals than I do managing the tenants or the maintenance.
Real Estate Goals
Continue to grow the portfolio and to focus on value investing. By that I mean finding deals where there is real value at the time of purchase rather than buying with appreciation being the end game.
I do not tend to update the active deals as it will vary a lot based on where I see value. Better to not have a deal on the go if there is nothing worth buying. At the same time I completed 17 deals in one month after 7 months or work on the transaction. Some of the time there is stuff in the pipeline that seems certain while other times you are chasing dead-ends which have not made themselves know so far. Focus on value and do not get wrapped up in any one transaction as some close and some do not.
