Finally found a good HML. I purchased a house on April 15th for $90k, rehabbed it and sold in 3 days. It should be closing August 20th for $190k. There is a FHA rule that you must hold a house for 91 days before you can transfer title but only for FHA Buyers. Conventional and cash Buyers are exempt.

I have been in real estate since 1996, bought 4 plexes and Duplexes in Sacramento in 96' and in 98'. Also caught the wave in Arizona in 2003. Tired of being a Landlord so I started rehabbing a couple of years ago. As a rehabber, I'm always looking for private money for a 10-12% return on their money secured by real estate, short term of course. I'm always looking to expand.
