I have been married to my husband, Steve for 20 years this coming May. We have five children (4girls and 1boy) ages 11 - 18. We have 4 dogs. I currently work as a Program Specialist at a homeless shelter.
Husband and I purchased a Bank Repo for 36% ($7500) of what they were asking--lived in it a year and a half got a ARM mortgage for $55k; paid off negative credit, did some work to house. Ended up losing it 3 years later due to the ARM and loan officer fixing the numbers to meet our demanded loan payment; however he never told us that we would have to deposit money into an escrow account to cover the taxes because he couldn't include that and keep our payment where we wanted it--- we had previously told him that we wouldn't do the loan if it didnt match our needs because the house was ours. We learned that you can make money investing and what not to do in investing. Lesson learned.
Bird-dog/locate until I have learned enough and feel comfortable about doing purchase agreements subject to's/and assignee???? Then do wholesale. Then acquire properties for monthly income while continuing to wholesale.
(May 31, 11) Goal #1 Make enough money to replace my income ($1400 month)---tired of not being able to see my children (2-3 days at a time) working midnight - 8am, then 4p - 12a then 8a - 4p all in the same week.
(Jan. 2012) Goal #2 Making enough money to buy another house for our family. (now living in mobile home) (cash/no more mortgages for us!)
(Jan. 2013) Goal #3 Have investment property income while providing families with low income an
affordable and safe place to live.
Investors who need someone to find and research leads from motivated sellers, vacant homes, and/or foreclosures for them.
I thoroughly research my leads and try to get as much information as possible. Owner information, Sales comparison, seller motive, tax information, mortagage information, etc....whatever information I can find about the property will be included when I give the lead to the investor. I will only give a lead to one investor. I do not charge a certain fee for locating --- I am trusting that if I provide a good lead that provides a decent profit for the investor that they'll compensate me accordingly and we will continue to work together.
