My bread & butter is the fix and flip approach however I am branching out to a buy and hold by renting out my properties by the week to vacationers.
It is a massive switch in my finances to do this but in the long run it will pay off enormously. So far it's been a lot of work learning how to effectively market this but I am going strong!
I love to hear stories of how others got into the real estate business. For some it was a late night infomercial & a desperate phone call. For others it was an accident (like myself) and yet for others it was a strategically planned business plan. Putting all of those different pieces together teaches me so much!
I bird dog for many clients that are from out of state. My primary source of clients come from the Chicago Illinois area that are looking for 2nd, 3rd + vacation/investment properties that make sense to their bottom line.
I am not a RE agent but I work with several that are not afraid to do what I ask for me & my clients. I can be demanding but it's my job & I take it very personally.
06/14/09 update. I decided to go ahead and get my RE license for Michigan after landing a client a $700,000.00 beach house for $250,000.00.

I have 9 years of experience in purchasing rehabs and flipping them. I don't have a rigid investing style but I try to buy at the lowest possible ARV that I can.
Building positive relationships with other professionals is just one key to this business. Those same relationships can also be very fluid. I look for professionals that have my goals in mind when I purchase a property. It is easy to get in over your head, when you put others on your team that you can trust they will let you know.
There are a lot of facets to this business that I do not understand but I am learning!
Goals change with time! I am still a fix-and-flip investor however I am now buying and holding with vacation rentals. Since my area is so unique there are lots of opportunities here to creatively hold real estate.
I have also taken on property management for other property owners that live out of state so that I can gain the experience I need to do my own!
Since I do not have the patience to be a traditional landlord the weekly vacation rentals work out very well for me.

I am not a guru by any stretch but I love to help out new investors! I have a lot of experience GOOD and BAD that I love to share!
