I am a buy and hold, cash buyer, currently owning five single family homes for investment, three in Atlanta one in Tampa, FL and one in Las Vegas. I am looking to make more deals in the near future.
Purchased 5 single family homes, all in cash, one in Las Vegas, Tampa FL and three in Atlanta . All are tenant occupied.
Owns 10-15 single family homes with all mortgages paid for, earn approximately $10,000 rent income (after deducting repairs, tax, insurance etc.)
Good property management company, whole sellers, and fellow investors and mentors in Atlanta.
Below is my criteria: Note I’m sometimes willing to deviate from this criteria, these are the types of houses I tend to buy.
SFR
At least 2Br, 1 bath
1000+sq
built in 1978 or later
USD50,000 or cheaper (including repair costs)
As for the area to invest, I bought two properties in DeKalb county, but I am not wedded to that county. I am open to investing in other area(I currently am looking for properties in Gwinnett county).
As for cashflow/financials, I try to stick with the 2% rule (a monthly rent is 2% of the acquisition price (purchase price and rehab costs). Again, I am willing to deviate from this rule if a deal is great.
