In my own words...
I am a partner in a residential real estate investment company. We create positive cash flows for real estate investors - without the hassles of landlording.
Here's what we do. We buy distressed houses in the Midwest. Then we rehab them so they are the nicest homes on the block, and we select highly-qualified renters.
We sell these homes to investors who want to diversify their portfolios into real estate - but don't want to become landlords. After the sale, we lease the home from the investor and sublease it to the tenant.
The 5-year contract requires us to: maintain the home and make repairs, pay the taxes, and pay the insurance. This is known as a triple net lease, which is most common to commercial properties.
Our investors have absolutely no management responsibilities, such as leaky toilets. They receive their check from us each month, even if the renter has left.
We are searching for investors who want to earn at least 11% cash-on-cash, compared to declining rates for their certificates of deposit or money market accounts.
We encourage our investors to consider using their self-directed IRAs to acquire these homes.
