I am a partner in a residential real estate investment company. We create positive cash flows for real estate investors - without the hassles of being a landlord or property manager. Here's what we do. We buy distressed houses in the Midwest. Then we rehab them so they are the nicest homes on the block, and we select highly-qualified renters. We then sell these homes to investors who want to diversify their portfolios into real estate - but don't want to become landlords or hire a property manager. At the same closing, we lease the home back from the investor, via a triple net lease. The triple net lease has already proven itself to investors, primarily through commercial real estate. The 10-year contract requires us to: maintain the home and make all repairs, pay all taxes, and pay all insurance. Our investors have absolutely no management responsibilities, such as leaky toilets, and get FIXED cash-on-cash returns, at about 13.5%. They receive their lease check from us each month, even if the renter has left. We are seeking investors who want the benefit of real estate investing - minus the hassles.
