• Finding the best deals
• Getting them under contract before someone else does (competition right now is fierce)
• Estimating project and construction costs
• Analyzing the project costs and conduct a feasibility study
• Refer licensed contractors already familiar with the EDC loan program to do the work
• Getting the property appraised on an ARV (After-Repair-Value) basis
• Getting the rehab loan approved through underwriting
• Monitoring the construction progress and making sure the work is completed in a professional and timely manner
• Finding and placing tenants if necessary
• Selling the property to home buyers and investors
• Getting the construction loan refinanced in a permanent loan.
