I got into real estate investing in 2007 with a purchase of a single family investment property. After listening to others and getting all the wrong advice, I decided to figure it out on my own. Fast forward 4 years and I now have 9 properties in my name for buy and hold and another 10 to sell at any given time.

My favorite thing about real estate is that hard work is typically rewarded well. A close second is the income it can produce for not only my lifetime, but also my children. Well, I can't leave out the tax breaks too.....that is probably the best thing about owning real estate. I
Although Real Estate consumes a lot of my time, I try my best not to let it get in the way of enjoying time with my 2 young daughters and wife. I love University of Memphis basketball, Arkansas Razorback football, St. Louis Cardinal baseball, traveling and dining out with my wife and family.

Personally own 9 single family residential investment properties in Memphis, TN for a buy and hold strategy.

Alex, thanks for your input.. i am looking for a rental property with a 20% cash on cash return for under $40,000 cash investment in memphis. have seen lots that just miss this mark that are turn key and look good. am i looking for somethink that does not exhist as a turn key investment?

I bought a Memphis property from Alex in December. This was my third rental in Memphis. To date, it is my best deal. Total of $48k all in cost with a rent of $925. The Craig's probably could have gotten me $950, but I got a little over anxious to get it rented out. Anyway, it was pretty much a "50% rule" deal. The Craig's are natives of Memphis and obviously know their way around, and which areas to invest in. They have made me comfortable investing in Memphis from WAAAAAY out of state in Hawaii.
