It was initially the excitement of knowing that I could self-direct my IRA that led me to think seriously about RE Investing. I have been mostly money partner in JV flips and purchased 1 out-of-state rental. Now, I've started to do active investing on my own, took courses, read plenty of forums; and started marketing efforts for wholesale deals as my entry to RE business.

Short term: to be able to acquire enough $ to match my yearly income.
Long Term: To acquire properties for passive income and have REI biz as source of regular income.

Education, and source of information, deals and encouragement as I go along with marketing and finding leads/deals..
