Have a real estate license, but not currently using it. I come across a lot of foreclosures (homes and multi-units) by riding my bike around and finding them on the net. I have a knack for finding deals!

I've been involved with new home sales and new home subdivision development the past several years. I've done RE in AZ and Mexico.

My company in Mexico has beach front land off the main highway within walking distance of a cruise ship port. I'm currently offering partnerships in this project which will have boutique shops, a SCUBA center, bar, restaurant, beach club and 32 condos.
Very high returns within two years. Let me know if you're interested in this deal. Land and condo prices in Mexico (tourist and cruise ship port areas, not Rocky point or San Felipe) keep increasing at least 20% per year.

Complete the current project in Mexico, take some time off, then create another project.

While here in AZ, I'm looking for any deals to quickly make money and/or find/fix up and keep multi-family units for long term rental income. I don't mind getting my hands dirty and doing some of the work, as I'm so tired of sitting in front of the computer!

3. Investors to provide most of the funds for good deals, I'll do the leg work, get it fixed and sold.
